CADILLAC FAIRVIEW CORPORATION LIMITED, 1990 - 2002

Tenant Coordinator, Toronto Eaton Centre  

  • Acted as liaison between the landlord and the tenant on a series of tenant leasehold improvement projects. Managed associated base building work: demolition and restoration of vacated retail and office space, and the re-demising of spaces to confirm to new lease agreements. Projects ranged from 1,000 sf. to 200,000 sf., over two week to eight months timeframes, with budgets from $10K to $1M.
  • Orchestrated the drawing review and approval process for all tenant work to be carried out in the office towers and retail mall. Ensured work was performed by approved contractors in adherence to approved drawings.
  • Partnered with leasing representatives in determining space requirements in order to prepare lease proposals/agreements, calculated projected budgets, sent out tender packages, reviewed and awarded contracts.
  • Prepared and kept up to date several tenant leasehold improvement manuals.

Major Projects:

  • Demolished three restaurants and redeveloped the areas for new retail tenancies.
  • Liaised between the landlord and tenant in the construction of four new restaurants.
  • Coordinated the installation of approximately 15 new retail tenants in an expansion project of the mall, which included high profile tenants such as Old Navy and The Gap.
  • Initiated the cost effective use of temporarily unleased space by installing Kiosks, in place of hoardings, to provide attractive common areas for commercial activity and consumer traffic.
  • Assisted in the renovation of 15 elevator cabs and managed the upgrade of finishes in the public elevators lobbies of a high rise office tower.
  • Managed a turnkey project involving four floors of a commercial tower for the Ontario Securities Commission. Project completed on time and within budget.
  • Managed the design and construction of 14 public washrooms based on three different designs unique to the properties, which included office and retail.

ROUSE COMPANY, SHERWAY CENTRE LIMITED, 1988 - 1989

Tenant Coordinator, Sherway Gardens, Toronto

  • Acted as key contact between the landlord and tenants during the 20 million two-storey expansion of the mall which included the addition of a 20 unit food court and 43 retail units.

BALLAST HOLDINGS LIMITED, Toronto 1985 - 1988

Property Manager 

  • Responsible for the management of 175,000 s.f. of leaseable space and 90 tenants.
  • Transformed a five-storey building from light manufacturing and warehousing to art galleries, studios and showrooms.
  • Improved the previous renovations of a converted 18,000 s.f. warehouse which included all new interior, mechanical and electrical systems, roof and structural redesign of the entrance.
  • Various building improvements and upgrades in maintenance and building systems resulted in a reduction of the vacancy rate from 22% to 7-10% which translated into significant increases in rental income.
